Core Responsibilities

Primary Functions

  • Perform comprehensive preventative maintenance, inspections, and routine servicing on a diverse portfolio of elevator, escalator, and moving walk systems to ensure peak operational efficiency and compliance.
  • Respond promptly and professionally to service calls, accurately diagnosing and troubleshooting complex mechanical, electrical, and hydraulic system failures using multimeters, laptops, and proprietary diagnostic tools.
  • Execute major repairs and component replacements, including hoist motors, traction sheaves, steel cables, control panels, door operators, and safety circuits, following manufacturer specifications.
  • Read and interpret complex blueprints, wiring diagrams, and electrical schematics to diagnose issues and perform installations or modernizations.
  • Conduct and document mandatory safety and pressure tests on hydraulic and traction elevators to ensure full compliance with state and federal regulations, including ASME A17.1 standards.
  • Adjust and fine-tune elevator systems, including controllers, leveling mechanisms, and door speeds, to ensure a smooth, safe, and comfortable ride experience for passengers.
  • Isolate and resolve intricate issues within microprocessor-based control systems and variable frequency drives (VFDs), often requiring software-based diagnostics.
  • Perform intricate wire-pulling, conduit installation, and termination tasks for new installations, modernizations, and major repair projects.
  • Respond to emergency entrapment calls with urgency and professionalism, safely evacuating passengers and quickly restoring equipment to service.
  • Maintain a deep understanding of and adherence to all local, state, and national elevator codes (ASME, ANSI, ADA) to ensure all work is compliant and passes inspection.
  • Complete large-scale modernization projects, including the removal of old equipment and the installation of new controllers, machines, and fixtures.
  • Test and certify newly installed or modernized equipment to ensure it meets all performance, safety, and quality standards before being turned over to the client.
  • Collaborate with construction contractors, building managers, and other trades on new installation projects to ensure seamless integration of elevator systems.
  • Manage and maintain a service vehicle, ensuring it is well-stocked with necessary parts, tools, and safety equipment to handle a wide range of service calls.
  • Perform welding and fabrication tasks as needed for repairs and custom installations, adhering to strict safety procedures.
  • Skillfully utilize rigging and hoisting equipment to safely move heavy machinery and components within confined mechanical spaces.
  • Troubleshoot and repair escalator systems, including steps, handrails, drive units, and safety devices, to minimize public inconvenience and downtime.
  • Interface with proprietary and non-proprietary elevator control software to diagnose faults, adjust parameters, and update system firmware.
  • Conduct site surveys and assessments to provide accurate quotes and recommendations for repairs, upgrades, and modernization projects.
  • Participate in an on-call rotation for after-hours and weekend emergency service, demonstrating reliability and a commitment to customer support.
  • Document all work performed, parts used, and time spent on each job using a mobile device or laptop, ensuring accurate records for billing and service history.

  • Maintain meticulous service records, logs, and reports for all maintenance and repair activities, ensuring accurate documentation for compliance and customer history.
  • Provide exceptional customer service by communicating effectively with building managers, clients, and passengers regarding service schedules, repair status, and safety procedures.
  • Manage on-site and vehicle parts inventory, ordering necessary components to complete repairs efficiently and minimize equipment downtime.
  • Act as a technical mentor for apprentices, providing structured on-the-job training and guidance in safe work practices and complex technical procedures.
  • Proactively identify and recommend opportunities for system upgrades or modernizations to clients to improve safety, performance, and energy efficiency.

Required Skills & Competencies

Hard Skills (Technical)

  • Deep proficiency in reading and interpreting complex blueprints, wiring diagrams, and electrical schematics for various elevator systems.
  • Strong knowledge of national and local elevator safety codes and standards, including ASME A17.1, A17.2, and ADA requirements.
  • Expertise in troubleshooting and repairing both hydraulic and traction elevator systems, including geared and gearless machines.
  • Advanced diagnostic skills using multimeters, oscilloscopes, meggers, and proprietary software-based diagnostic tools.
  • Proficiency with microprocessor-based control systems and variable frequency drives (VFDs) from major manufacturers (e.g., Otis, KONE, Schindler, thyssenkrupp).
  • Solid understanding of AC/DC circuits, motor control theory, and relay logic.
  • Mechanical aptitude for working with complex machinery, including motors, pumps, valves, and gearboxes.
  • Competency in safe rigging, hoisting, and lifting procedures for heavy equipment.
  • Ability to perform basic welding and metal fabrication for repairs and component installation.
  • Experience with performing code-required safety tests, such as annual no-load/full-load tests and pressure tests.
  • A valid driver's license and a clean driving record are essential for field service duties.

Education & Experience

Educational Background

Minimum Education:

  • Associate's Degree or certificate from a trade/vocational school in a relevant field.
