Core Responsibilities

Primary Functions

  • Proactively generate leads and secure new business opportunities through various channels, including networking, targeted marketing, and leveraging existing client databases.
  • Conduct detailed and accurate market appraisals (valuations) for residential properties, advising clients on optimal pricing strategies based on current market data and comparable property analysis.
  • Create compelling and persuasive property listings for online portals and marketing materials, including writing engaging descriptions and coordinating professional photography and floor plans.
  • Organize and conduct property viewings for prospective buyers or tenants, effectively showcasing the features and benefits of each property to generate interest and secure offers.
  • Skilfully negotiate offers between buyers and sellers (or tenants and landlords), ensuring a favorable outcome for your client while maintaining a fair and transparent process.
  • Manage the entire sales progression pipeline from offer acceptance to completion, meticulously liaising with solicitors, mortgage brokers, surveyors, and other agents to ensure a smooth and timely transaction.
  • Build and maintain strong, long-lasting relationships with clients, providing exceptional customer service and consistent communication throughout the entire property journey.
  • Consistently meet and exceed individual and team sales and lettings targets, driving revenue and contributing to the overall success of the branch.
  • Stay abreast of changes in the local property market, including price fluctuations, new developments, and competitor activity, to provide expert, up-to-date advice to clients.
  • Ensure full compliance with all relevant property legislation and industry regulations, including Anti-Money Laundering (AML) checks and The Property Ombudsman Code of Practice.
  • Actively market your personal brand and the company's services within the local community to enhance reputation and attract a consistent flow of new clients.
  • Qualify potential buyers and tenants to deeply understand their specific needs, financial situation, and property requirements, matching them with suitable properties in the portfolio.
  • Provide constructive and timely feedback to vendors and landlords after viewings, and advise on strategic adjustments to improve a property's marketability.
  • Maintain an up-to-date and accurate record of all client interactions, property details, and sales progression notes within the company's CRM system.
  • Cross-sell the company's ancillary services, such as mortgage advice, insurance, and conveyancing, to generate additional revenue streams and provide a comprehensive client service.
  • Prepare and manage legal documentation such as memorandums of sale, tenancy agreements, and offer letters with meticulous attention to detail.
  • Actively participate in morning meetings and regular training sessions to enhance skills, share market insights, and contribute to a collaborative and high-performing team environment.
  • Handle client inquiries and resolve any issues or complaints promptly and professionally, maintaining the highest level of customer satisfaction.
  • Develop and execute personal marketing plans to build a robust pipeline of potential vendors and landlords for future business.
  • Advise clients on all aspects of the property transaction, from preparing their home for sale to navigating the complexities of the conveyancing process.
  • Represent the company in a professional and positive manner at all times, embodying its brand values and standards of service in every interaction.
  • Manage your own diary effectively to maximize productivity, efficiently balancing appointments for valuations, viewings, and essential administrative tasks.

Secondary Functions

  • Support branch management with ad-hoc reporting on market trends, sales figures, and lead generation analytics.
  • Contribute to the branch's marketing strategy by providing on-the-ground insights and client feedback.
  • Collaborate with marketing, administration, and financial services departments to ensure a seamless and integrated client experience.
  • Participate in weekly sales meetings and regular performance reviews to track progress against targets and refine strategies for success.

Education & Experience

Educational Background

Minimum Education:

  • High School Diploma or equivalent.

Preferred Education:

  • Bachelor's Degree or relevant industry qualifications (e.g., NAEA Propertymark, NFoPP).

Experience Requirements

Typical Experience Range:

  • 1-5+ years in a fast-paced sales, real estate, or customer-facing role.

Preferred:

  • A demonstrable track record of meeting and exceeding sales targets within a previous Estate Agent or Lettings Agent role. Direct experience in conducting property valuations (market appraisals) is highly desirable.
