Core Responsibilities

Primary Functions

  • Operate a variety of industrial floor care machines, including high-speed and low-speed buffers, automatic scrubbers, burnishers, and carpet extractors, to achieve a high-gloss, professional finish.
  • Execute comprehensive floor maintenance programs, including stripping old wax, sealing surfaces, and applying multiple coats of new floor finish to VCT, terrazzo, and other hard-surface floors.
  • Perform routine and deep cleaning tasks such as dust mopping, damp mopping, and sweeping to prepare floors for polishing and refinishing treatments.
  • Diligently assess floor conditions to determine the appropriate cleaning methods, chemical solutions, and equipment required for optimal results and floor preservation.
  • Safely and accurately mix cleaning solutions, stripping agents, and waxes according to manufacturer specifications and safety data sheets (SDS).
  • Meticulously move and reposition furniture, equipment, and other obstacles to ensure complete and uniform access to all floor areas before and after treatment.
  • Strictly adhere to all company and OSHA safety protocols, including the consistent use of "Wet Floor" signs, personal protective equipment (PPE), and proper ventilation.
  • Conduct thorough post-job inspections of all work performed to guarantee it meets or exceeds established quality standards for cleanliness, shine, and uniformity.
  • Perform daily and preventative maintenance on all floor care equipment, including cleaning machines, changing pads and brushes, and checking battery levels to ensure operational readiness.
  • Manage and maintain an inventory of floor care supplies, chemicals, and equipment parts, submitting timely purchase requisitions to avoid work disruptions.
  • Respond promptly and effectively to immediate cleaning needs and emergency situations, such as spills, floods, or heavy soil, to mitigate damage and safety hazards.
  • Document all completed work, track project hours, and report any observed facility damages, safety concerns, or necessary repairs to the supervising manager.
  • Coordinate floor care schedules with facility managers and department heads to minimize disruption to daily operations and a building's occupants.
  • Utilize specialized techniques for detailed edge and corner cleaning to ensure a consistent and complete finish across the entire floor surface.
  • Perform restorative care on heavily worn or damaged floors, requiring advanced techniques to bring the surface back to a like-new condition.
  • Maintain a clean, organized, and safe janitorial closet and storage area for all equipment and supplies.
  • Train and mentor new or less experienced team members on proper equipment operation, safety procedures, and effective floor care techniques.
  • Handle the proper disposal of waste, used chemicals, and soiled materials in accordance with environmental regulations and company policies.
  • Execute specialized floor care projects, including concrete polishing, grout cleaning, and wood floor refinishing as required.
  • Uphold a professional demeanor and provide excellent customer service when interacting with building staff, clients, and the public.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced Equipment Operation: Proficiency in operating commercial floor care equipment such as buffers, auto-scrubbers, burnishers, and extractors.
  • Floor Refinishing Techniques: In-depth knowledge of stripping, sealing, waxing, and finishing procedures for various floor types.
  • Chemical Handling & Safety: Strong understanding of cleaning chemical properties, proper dilution ratios, and adherence to Safety Data Sheet (SDS) protocols.
  • Floor Type Expertise: Experience working with a range of flooring materials, including VCT, LVT, terrazzo, concrete, tile, and hardwood.
  • Basic Mechanical Aptitude: Ability to perform routine maintenance, troubleshooting, and minor repairs on floor care equipment.

Education & Experience

Educational Background

Minimum Education:

  • High School Diploma or GED equivalent.

Experience Requirements

Typical Experience Range:

  • 1-3 years of direct experience as a floor technician or in a similar role within a commercial, healthcare, or educational environment.

Preferred:

  • 3+ years of dedicated floor care experience, including demonstrated expertise in restorative projects and operating a wide array of specialized equipment.
