Core Responsibilities

Primary Functions

  • Manage a dedicated portfolio of loans throughout the entire foreclosure process, from referral to sale and post-sale activities.
  • Ensure strict adherence to all federal, state, local, and investor-specific (FHA, VA, USDA, Fannie Mae, Freddie Mac) regulations and timelines.
  • Initiate the foreclosure process by preparing and reviewing referral packages for legal counsel and ensuring all prerequisite actions are completed.
  • Act as the primary liaison between the company and foreclosure attorneys, providing necessary documentation and directives.
  • Diligently monitor foreclosure timelines and attorney performance to prevent delays and ensure key milestones are met in a timely manner.
  • Review and approve legal documents, including but not limited to Notices of Default, Lis Pendens, Affidavits, and Deeds.
  • Calculate, prepare, and provide accurate reinstatement, payoff, and redemption figures to borrowers and authorized third parties.
  • Order and meticulously review title reports, property appraisals, and property inspection reports to identify any issues that may impact the foreclosure.
  • Prepare and submit bidding instructions for foreclosure sales based on property value, loan balance, and investor guidelines.
  • Process and validate invoices from attorneys and other third-party vendors, ensuring fees are accurate and within allowable limits.
  • Maintain precise and detailed records of all activities, communications, and documents within the company's loan servicing system.
  • Respond to inquiries from borrowers, attorneys, and internal departments regarding the status of foreclosure files with professionalism and empathy.
  • Collaborate closely with the Loss Mitigation department to evaluate borrower eligibility for foreclosure alternatives like loan modifications or short sales.
  • Identify and escalate complex or high-risk issues, such as contested foreclosures or potential compliance breaches, to management.
  • Validate military service status to ensure full compliance with the Servicemembers Civil Relief Act (SCRA).

Secondary Functions

  • Assist in the coordination and management of property preservation vendors to secure, maintain, and inspect vacant properties.
  • Support post-foreclosure sale processes, including the coordination of evictions, transfer of title, and preparation of files for conveyance to REO status.
  • Contribute to the development and refinement of departmental procedures to enhance efficiency and ensure ongoing compliance.
  • Participate in internal and external audits by gathering requested documentation and providing detailed explanations of file activities.
  • Generate and analyze portfolio performance reports to identify trends, track key performance indicators, and support strategic decision-making.
  • Provide support and mentorship to junior specialists or new team members, assisting with training on systems and processes.

Required Skills & Competencies

Hard Skills (Technical)

  • Deep knowledge of federal, state, and investor foreclosure requirements (FHA, VA, Fannie Mae, Freddie Mac).
  • Proficiency with mortgage loan servicing platforms such as Black Knight/MSP, FiServ, or similar systems.
  • Experience in reviewing and interpreting legal documents, title reports, and property valuations.
  • Strong mathematical aptitude for calculating loan balances, reinstatement figures, and bidding amounts.
  • High proficiency in Microsoft Office Suite, particularly Excel, for reporting and data analysis.
  • Understanding of the entire default lifecycle, including collections, loss mitigation, bankruptcy, and REO.

Education & Experience

Educational Background

Minimum Education:

  • High School Diploma or GED equivalent.

Preferred Education:

  • Associate's or Bachelor's degree.

Experience Requirements

Typical Experience Range:

  • 2-5+ years of direct experience in foreclosure, mortgage default servicing, or a closely related field.

  • Prior experience as a paralegal in a real estate or foreclosure law firm.
  • In-depth, hands-on experience with FHA, VA, and GSE (Fannie Mae/Freddie Mac) specific foreclosure processes.
