Core Responsibilities
Primary Functions
- Conduct routine inspections of premises and equipment to identify and resolve potential safety hazards and operational issues before they escalate.
- Perform preventative maintenance tasks on building systems, including HVAC filter changes, lubrication of mechanical parts, and inspection of fire safety equipment.
- Diagnose and repair basic plumbing issues, such as fixing leaky faucets and pipes, clearing clogged drains, and repairing or replacing toilet and urinal components.
- Address minor electrical problems, including replacing light bulbs and ballasts, changing out faulty switches and outlets, and resetting circuit breakers.
- Execute general carpentry work, which may involve repairing broken furniture, installing shelving, adjusting doors and locks, and patching holes in drywall.
- Prepare and paint interior and exterior surfaces, ensuring proper surface preparation, color matching, and a clean, professional finish.
- Respond promptly and professionally to maintenance work orders submitted by staff or tenants, effectively troubleshooting the issue and communicating the resolution.
- Assemble and move furniture, equipment, and office partitions to support reconfigurations and departmental moves.
- Maintain the cleanliness and safety of building grounds, which may include light landscaping, debris removal, and snow/ice removal from walkways and entrances.
- Perform regular checks on safety systems, including emergency lighting, fire extinguishers, and smoke detectors, documenting inspections and coordinating professional servicing when required.
- Repair or replace flooring materials such as carpet tiles, vinyl, and ceramic tiles that have become worn or damaged.
- Ensure all maintenance and repair work complies with established safety standards, including OSHA regulations and local building codes.
- Maintain a detailed log of all maintenance activities, repairs performed, and parts used to ensure accurate record-keeping and inventory tracking.
- Assist in the oversight of external contractors and vendors, ensuring their work meets organizational standards and is completed in a timely manner.
- Manage an inventory of maintenance supplies, tools, and equipment, reordering items as needed to prevent work delays.
