Core Responsibilities

Primary Functions

  • Direct and meticulously oversee all daily on-site construction activities, from initial site clearing and foundation work through framing, MEP installation, finishing, and final landscaping.
  • Develop, maintain, and rigorously enforce the master project schedule, coordinating all subcontractor activities, material deliveries, and municipal inspections to prevent delays.
  • Serve as the primary on-site authority for quality control, conducting daily site walks and inspections to ensure all work performed meets or exceeds company standards and contract specifications.
  • Proactively enforce all site safety protocols and OSHA regulations, leading safety meetings and ensuring all personnel on-site operate in a safe and compliant manner to maintain a zero-incident workplace.
  • Manage and interpret complex blueprints, architectural drawings, and engineering plans, resolving any discrepancies or ambiguities with the design team before they impact construction.
  • Act as the main point of contact for all trade partners and subcontractors, clearly communicating expectations, scopes of work, and schedule requirements to ensure seamless collaboration.
  • Maintain a comprehensive set of project documentation, including daily logs, progress photos, inspection reports, and as-built drawings, utilizing construction management software.
  • Meticulously manage project budgets by tracking costs, reviewing and approving subcontractor invoices and change orders, and identifying opportunities for cost savings.
  • Schedule and attend all required municipal and third-party inspections, accompanying inspectors on-site and ensuring all corrective actions are completed promptly.
  • Resolve complex on-site conflicts and challenges as they arise, applying strong problem-solving skills to address issues related to personnel, materials, or unforeseen conditions.
  • Lead the pre-construction planning process for assigned projects, including site logistics planning, constructability reviews, and subcontractor scope alignment meetings.
  • Oversee the procurement, delivery, and inventory management of all construction materials, ensuring they are on-site when needed and stored securely.
  • Conduct the final homeowner walkthrough and orientation, demonstrating home features and systems and ensuring all punch list items are completed to the homeowner's satisfaction.
  • Manage the post-closing warranty and customer service process, coordinating with trade partners to address any service requests in a timely and professional manner.
  • Provide regular, detailed progress reports to senior management, highlighting project status, schedule adherence, budget performance, and any potential risks.
  • Foster and maintain positive relationships with homebuyers throughout the construction process, providing them with regular updates and managing their expectations effectively.
  • Review and negotiate subcontractor bids and proposals to ensure scope accuracy and competitive pricing.

Typical Experience Range:

Proven experience managing the ground-up construction of multiple single-family or multi-family homes simultaneously for a production or semi-custom homebuilder. A portfolio demonstrating successful project completions on time and within budget.
