Core Responsibilities

Primary Functions

  • Conduct comprehensive daily, weekly, and monthly preventative maintenance rounds on critical hospital equipment, including HVAC systems, boilers, chillers, and medical gas systems, meticulously documenting all findings in the CMMS.
  • Respond promptly and professionally to maintenance service requests from clinical and non-clinical staff, effectively troubleshooting and resolving issues ranging from plumbing leaks to electrical outages.
  • Perform routine and complex repairs on essential patient care equipment, such as hospital beds, nurse call systems, patient lifts, and examination tables, to ensure their safe and proper functionality.
  • Inspect, test, and maintain the hospital's fire alarm and suppression systems, including sprinkler heads, fire extinguishers, and emergency exit lighting, ensuring full compliance with NFPA and Joint Commission standards.
  • Execute a variety of skilled plumbing tasks, including clearing drains, repairing leaking faucets and toilets, and addressing issues with water heaters and pipe systems to maintain sanitation and water service.
  • Troubleshoot and repair minor to moderate electrical issues, such as replacing faulty outlets, switches, ballasts, and light fixtures, while adhering to strict electrical safety protocols (LOTO).
  • Monitor and adjust building automation systems (BAS) to maintain optimal temperature, humidity, and air pressure levels in sensitive areas like operating rooms, labs, and patient wings.
  • Perform general carpentry and structural repairs, including patching and painting drywall, repairing doors and hardware, replacing ceiling tiles, and assembling furniture or fixtures.
    s- Ensure the safe operation of the hospital's emergency power systems by participating in the regular testing and maintenance of generators and automatic transfer switches.
  • Maintain the integrity and appearance of the facility's interior and exterior surfaces through painting, minor masonry repairs, and general upkeep to project a clean and professional image.
  • Address and repair issues with refrigeration units, including walk-in coolers, freezers, and ice machines, to ensure the safe storage of food and medical supplies.
  • Install, move, and reconfigure modular office furniture and equipment to support departmental changes and operational needs.
  • Conduct regular inspections of hospital infrastructure, including roofs, walkways, and parking areas, identifying and reporting potential hazards or needs for larger-scale repair.
  • Maintain accurate and detailed records of all work performed, parts used, and time spent on tasks using the facility's computerized maintenance management system (CMMS).
  • Adhere strictly to all infection control procedures and protocols (ICRA) when working in patient care areas to prevent the spread of contaminants.

Secondary Functions

  • Support other departments by assisting with event and meeting setups, including the arrangement of tables, chairs, and audio-visual equipment.
  • Escort and monitor the work of outside service contractors and vendors, ensuring they comply with hospital policies and safety standards while on-site.
  • Perform seasonal grounds-keeping tasks as needed, such as snow and ice removal from entrances and walkways, to ensure safe access to the facility.
  • Participate actively in the hospital's emergency response and disaster preparedness drills, fulfilling assigned duties as part of the facility support team.
  • Contribute to a culture of safety by identifying and reporting potential safety hazards or compliance issues to the Facilities Supervisor or Safety Officer.

Required Skills & Competencies

Hard Skills (Technical)

  • HVAC Systems: Strong working knowledge of heating, ventilation, and air-conditioning systems, including preventative maintenance, filter changes, and basic troubleshooting of commercial units.
  • Electrical Troubleshooting: Proficiency in diagnosing and repairing basic electrical systems, including lighting, outlets, and circuits up to 277/480v, with a solid understanding of lock-out/tag-out (LOTO) procedures.
  • Plumbing Repair: Skilled in repairing common plumbing fixtures, clearing drains, soldering/brazing copper pipe, and working with PVC and other piping materials.
  • Life Safety Systems: Familiarity with fire alarm panels, sprinkler systems, and emergency power generators, as required by NFPA, The Joint Commission (TJC), and other regulatory bodies.
  • CMMS Proficiency: Experience using a Computerized Maintenance Management System (e.g., a an Asset Essentials, or similar) to manage work orders and document maintenance activities.
  • General Carpentry & Finishing: Competency in drywall repair, painting, door/hardware installation, and other general construction skills needed for building upkeep.

Educational Background
