Core Responsibilities

Primary Functions

  • Diagnose and perform a wide range of plumbing repairs, including fixing leaks, clearing stoppages in sinks and drains, and replacing fixtures like faucets, toilets, and water heaters.
  • Address and resolve common electrical issues by troubleshooting circuits, replacing faulty outlets, switches, light fixtures, and breakers while adhering to safety protocols.
  • Conduct routine service, preventive maintenance, and repairs on HVAC systems to ensure optimal performance, including cleaning coils, changing filters, and troubleshooting thermostat issues.
  • Complete various carpentry tasks, such as repairing and replacing doors, windows, trim, and cabinetry, as well as performing drywall patching and finishing.
  • Execute the complete "make-ready" or "turnover" process for vacant units, including painting, deep cleaning, and performing all necessary repairs to ensure the unit is pristine for new residents.
  • Respond to and complete resident-generated work orders in a timely, efficient, and professional manner, ensuring clear communication and resident satisfaction.
  • Repair or replace a variety of common household appliances, including refrigerators, stoves, dishwashers, washing machines, and dryers.
  • Perform exterior building and grounds maintenance, which may include repairing siding, cleaning gutters, minor roofing repairs, and ensuring walkways are safe and clear.
  • Address critical life-safety system issues promptly, including testing, repairing, and replacing smoke detectors, carbon monoxide detectors, and emergency exit lighting.
  • Perform locksmith duties such as repairing and replacing locksets, re-keying cylinders, and cutting keys to maintain the security of the property.
  • Identify and troubleshoot issues with flooring materials, performing repairs or replacements of tile, vinyl, laminate, and carpet as needed.
  • Safely and proficiently operate a wide array of hand tools, power tools, and diagnostic equipment necessary to perform all maintenance tasks.
  • Participate in a rotating on-call schedule to respond to after-hours and weekend maintenance emergencies, such as major leaks, heating failures, or security issues.
  • Ensure all work performed meets or exceeds standards set by local, state, and federal regulations, including building codes and fair housing laws.
  • Communicate directly and courteously with residents to schedule service appointments, explain the nature of the work being performed, and provide updates on repair status.
  • Proactively identify and report major structural issues, potential system failures, or significant repair needs to the Maintenance Supervisor or Property Manager.

Secondary Functions

  • Maintain meticulous and accurate records of all completed work orders, time spent, and materials used, utilizing property management software (e.g., Yardi, AppFolio, RealPage).
  • Assist the Maintenance Supervisor in managing the inventory of maintenance supplies, parts, and tools, and provide recommendations for new purchases to ensure adequate stock levels.
  • Conduct regular, comprehensive inspections of the property, including buildings, common areas, and grounds, to identify and document potential maintenance needs and safety hazards.
  • Escort and monitor the work of third-party vendors and contractors on-site to ensure their work meets property standards and is completed safely and correctly.
  • Contribute to the organization's sustainability goals by identifying opportunities for energy and water conservation during aily tasks and repairs.

Required Skills & Competencies

Hard Skills (Technical)

  • Plumbing Systems: Proficient in troubleshooting and repairing common plumbing issues, including leaks, clogs, and fixture replacement. Knowledge of both copper and PEX systems.
  • Electrical Repair: Solid understanding of residential electrical systems (120V/240V) with the ability to safely repair/replace outlets, switches, breakers, and light fixtures.
  • HVAC Maintenance: Experience in servicing and performing routine maintenance on a variety of heating, ventilation, and air conditioning systems. EPA certification is a strong plus.
  • Carpentry & Drywall: Skilled in framing, trim work, door and window installation, and the ability to patch, tape, and texture drywall to a paint-ready finish.
  • Appliance Diagnostics & Repair: Ability to diagnose and repair common failures in a wide range of household appliances from various manufacturers.
  • Knowledge of Building Codes: Familiarity with local and national building codes and safety regulations to ensure all work is compliant.
  • Work Order Management Software: Experience using digital work order systems and mobile applications for tracking tasks, time, and materials.

Education & Experience

Educational Background

Minimum Education:

  • Certifications such as EPA 608 (for HVAC), CPO (Certified Pool Operator), or CAMT (Certificate for Apartment Maintenance Technicians).
