Core Responsibilities

Primary Functions

  • Proactively manage and respond to all incoming leads from various sources, including phone calls, emails, website inquiries, and walk-ins, with a sense of urgency and professionalism.
  • Conduct engaging and informative tours of the community, model apartments, and available units, highlighting key features, amenities, and the benefits of the lifestyle offered.
  • Develop an in-depth, expert-level knowledge of the property, including pricing, floor plans, amenities, and community policies, to accurately answer all prospective resident questions.
  • Guide applicants through the entire leasing process, from application submission to screening, approval, and lease execution, ensuring a smooth and transparent experience.
  • Prepare, review, and execute all lease agreements and related addenda with precision, ensuring all documents are completed accurately and in compliance with company policies.
  • Follow up consistently and strategically with prospective residents and new leads through personalized phone calls, emails, and text messages to nurture interest and close leases.
  • Maintain meticulous records of all prospect interactions, tour notes, and follow-up activities within the property's customer relationship management (CRM) or property management software.
  • Build and maintain strong, positive relationships with current residents to encourage renewals and foster a sense of community, often being the first point of contact for resident inquiries.
  • Perform comprehensive market research and competitor analysis by visiting competing properties and tracking their pricing, concessions, and amenities to maintain a competitive edge.
  • Inspect the tour route, model units, and vacant "market-ready" apartments daily to ensure they are in pristine condition and presentable for showings.
  • Achieve and exceed monthly leasing goals and occupancy targets established by the property management team through effective sales and marketing strategies.
  • Uphold and adhere to all local, state, and federal Fair Housing laws and regulations to ensure equitable and non-discriminatory leasing practices for all applicants.
  • Coordinate with the maintenance team to ensure that apartments are fully prepared and inspected prior to a new resident's scheduled move-in date.
  • Manage the move-in process for new residents, including key hand-offs, welcome packet distribution, and a final walkthrough to ensure complete satisfaction.
  • Create and post engaging content for the property's social media platforms and online listings to attract prospects and showcase the community's lifestyle.

Secondary Functions

  • Assist the property management team in planning and executing resident retention programs, social events, and community-building activities.
  • Support administrative duties within the leasing office, including filing lease paperwork, organizing marketing materials, and generating daily or weekly leasing traffic reports.
  • Participate in community outreach marketing efforts, such as visiting local businesses or attending housing fairs, to generate new leads and promote the property.
  • Collect and process initial rent payments, security deposits, and application fees in accordance with established accounting procedures.
  • Contribute to maintaining the professional appearance and cleanliness of the leasing office, resident lounge, model units, and other common areas.

  • Fair Housing Laws: Strong working knowledge of federal, state, and local Fair Housing regulations and landlord-tenant laws.
  • CRM Proficiency: Experience using Customer Relationship Management (CRM) systems to track leads and manage sales pipelines.
  • MS Office Suite: Competency in Microsoft Word for lease generation, Excel for tracking and reporting, and Outlook for communication.

Educational Background

Minimum Education:

Experience Requirements

Typical Experience Range: 1-3 years in a customer-facing role.
