Primary Functions

  • Lead Management & Follow-up: Professionally handle all incoming leads via phone, email, and walk-ins, promptly responding to inquiries and diligently following up with prospective residents to guide them through the leasing process.
  • Property Tours: Conduct dynamic, personalized, and persuasive tours of available units, model apartments, and community amenities, effectively showcasing the value proposition and lifestyle of the property.
  • Sales & Closing: Master the art of closing the sale by overcoming objections, creating a sense of urgency, and guiding qualified prospects to sign lease agreements to achieve and exceed occupancy goals.
  • Application Processing: Meticulously collect and process rental applications, ensuring all required documentation is submitted and accurately verified, including income, credit history, and rental references.
  • Lease Administration: Prepare, explain, and execute all lease agreements and associated addenda, ensuring prospective residents fully understand the terms, conditions, and community policies before move-in.
  • Market Knowledge & Analysis: Maintain a comprehensive and up-to-date knowledge of local market conditions, pricing, and competitor offerings through regular market surveys and analysis to maintain a competitive edge.
  • Digital Marketing & Listings: Manage and update online property listings on various Internet Listing Services (ILS), the property website, and social media platforms to ensure information is accurate and visually appealing.
  • Outreach Marketing: Proactively develop and execute outreach marketing strategies, including building relationships with local businesses, corporate relocation services, and community partners to generate a consistent flow of qualified leads.
  • Screening & Compliance: Conduct thorough background, credit, and criminal screenings in strict accordance with company policy and all applicable Fair Housing laws to ensure a fair and consistent application process for all.
  • Move-In Coordination: Ensure a seamless and positive move-in experience by coordinating unit inspections, key handoffs, and the signing of all final paperwork, setting a positive tone for the new residency.
  • Resident Retention Efforts: Actively participate in resident retention programs by building strong relationships, addressing concerns, and assisting with the lease renewal process to encourage long-term tenancy.
  • Achieving Leasing Goals: Drive leasing performance to consistently meet or exceed individual and team goals for occupancy, new leases, and renewals as set by management.

Secondary Functions

  • Community Event Participation: Assist in the planning and execution of resident events and social gatherings to foster a strong sense of community and enhance the resident experience.
  • Reporting & Data Entry: Accurately track and report on all leasing and marketing activities, traffic, and closing ratios using property management software (e.g., Yardi, Entrata).
  • Maintaining Show Units: Ensure that model apartments, tour routes, and common areas are impeccably clean, well-maintained, and "show-ready" at all times.
  • Inspections & Quality Control: Assist with pre-move-in and move-out unit inspections, documenting the condition of the apartment and identifying any necessary maintenance or repairs.
  • Handling Resident Inquiries: Serve as a knowledgeable resource for current residents, answering questions and directing non-leasing-related inquiries or service requests to the appropriate team members.
  • Social Media Content Creation: Contribute to the property's online presence by creating engaging content, photos, and videos for social media channels that highlight community life and available units.
  • Vendor & Guest Management: Greet and direct vendors, contractors, and other guests, ensuring proper check-in procedures are followed.
  • General Administrative Support: Provide administrative support to the property management office, including filing, data entry, and handling mail, as needed to ensure smooth office operations.

Required Skills & Competencies

Hard Skills (Technical)

  • Property Management Software Proficiency: Experience with industry-standard software such as Yardi, AppFolio, Entrata, or RealPage is highly desirable.
  • Knowledge of Fair Housing Laws: A solid understanding of federal, state, and local Fair Housing regulations to ensure compliance and mitigate risk.
  • Lease Agreement Comprehension: The ability to read, understand, and clearly explain complex legal lease documents and their clauses to prospective and current residents.
  • CRM & Lead Tracking: Skill in using Customer Relationship Management (CRM) systems to manage a pipeline of prospective tenants and track communication.
  • Digital Marketing & Social Media: Familiarity with managing online listings, posting on social media platforms, and understanding basic digital marketing principles.
  • Microsoft Office Suite: Competency in using MS Word for documents, Excel for tracking/reporting, and Outlook for professional communication.

Educational Background

Minimum Education:
