Core Responsibilities
Primary Functions
- Execute a comprehensive preventive maintenance (PM) program for all building systems, including HVAC, plumbing, electrical, and mechanical equipment, to minimize downtime and extend asset life.
- Perform routine and complex repairs on facility infrastructure, such as drywall, painting, flooring, and carpentry, to maintain a professional and safe environment.
- Conduct daily, weekly, and monthly inspections of the facility and key equipment, meticulously documenting findings and creating work orders for any identified deficiencies.
- Respond promptly and efficiently to maintenance requests submitted through the Computerized Maintenance Management System (CMMS) or other channels, ensuring timely resolution and clear communication with the requestor.
- Diagnose and troubleshoot malfunctions in mechanical, electrical, and plumbing systems, applying systematic problem-solving techniques to identify root causes and implement effective, lasting solutions.
- Safely operate, maintain, and inspect a variety of hand tools, power tools, and heavy equipment, including forklifts, aerial lifts, and groundskeeping machinery.
- Perform basic-to-intermediate electrical work, such as replacing light fixtures, ballasts, switches, and outlets, while adhering strictly to electrical safety codes and Lockout/Tagout (LOTO) procedures.
- Address plumbing issues, including clearing drains, repairing leaks, replacing faucets and toilets, and maintaining water heaters and other fixtures.
- Assist in the installation, assembly, and relocation of furniture, fixtures, and equipment to support office reconfigurations and operational changes.
- Maintain the building's exterior and grounds, which may include landscaping, snow removal, parking lot repairs, and ensuring safe and clear entryways.
- Manage and maintain an organized inventory of spare parts, tools, and maintenance supplies, initiating purchase orders as needed to prevent stockouts.
- Adhere to all corporate and governmental safety policies, including OSHA regulations, and actively participate in safety training and initiatives to foster a culture of safety.
- Assist with the coordination and oversight of third-party vendors and contractors for specialized repairs or projects, ensuring their work meets quality standards and safety requirements.
- Prepare and maintain accurate records of all maintenance and repair activities, including labor hours and materials used, within the CMMS for tracking and reporting purposes.
