Primary Functions

  • Perform routine and preventive maintenance on building systems, including HVAC, plumbing, and electrical, to ensure optimal functionality and prevent costly breakdowns.
  • Respond promptly and professionally to maintenance requests from guests, residents, or staff, diagnosing issues and implementing effective solutions in a timely manner.
  • Conduct daily and weekly inspections of common areas, grounds, and critical equipment to identify and address potential safety hazards or repair needs before they escalate.
  • Handle a wide range of general repairs, including basic carpentry, patching drywall, and painting, to maintain the aesthetic appeal and structural integrity of the facility.
  • Troubleshoot and repair minor electrical issues, such as replacing light fixtures, ballasts, outlets, and switches, while adhering to strict safety procedures.
  • Address common plumbing problems, including clearing clogged drains, fixing leaks, and repairing or replacing faucets, toilets, and other fixtures.
  • Manage and maintain a detailed log of all maintenance work, repairs, and inspections, ensuring accurate records for compliance, tracking, and future planning.
  • Monitor and maintain inventory levels of maintenance supplies, tools, and replacement parts, placing orders as needed to avoid work interruptions.
  • Perform seasonal groundskeeping duties, such as snow removal, salting walkways, lawn care, and landscaping, to ensure the property is safe and presentable year-round.
  • Ensure all work performed is in compliance with local, state, and federal regulations, including OSHA safety standards and building codes.
  • Assist with the installation and repair of facility appliances, such as refrigerators, stoves, dishwashers, and washing machines, following manufacturer guidelines.
  • Collaborate with and assist outside contractors and vendors, overseeing their work on-site to ensure it meets company standards and project specifications.
  • Maintain and test fire and life safety systems, including smoke detectors, fire extinguishers, and emergency lighting, documenting all tests and inspections for regulatory compliance.
  • Prepare and paint interior and exterior surfaces, including walls, ceilings, and trim, ensuring a high-quality, professional finish.
  • Assemble furniture, fixtures, and equipment as required for new installations, office moves, or room reconfigurations.
  • Operate and maintain a variety of power and hand tools safely and effectively, ensuring they are kept in good working condition and stored properly.
  • Provide excellent customer service, communicating clearly with stakeholders about the status of their maintenance requests and expected completion timelines.
  • Participate in an on-call rotation for emergency maintenance issues that may arise outside of regular business hours, including weekends and holidays.
