Core Responsibilities
Primary Functions
- Conduct routine inspections of building systems, including HVAC, plumbing, and electrical, to identify and resolve issues before they escalate.
- Perform preventative maintenance tasks on facility equipment according to a scheduled maintenance plan to ensure optimal performance and longevity.
- Respond promptly to urgent maintenance requests and service calls during weekend shifts, troubleshooting problems efficiently to minimize downtime.
- Execute basic plumbing repairs, such as clearing clogged drains, fixing leaky faucets, and repairing or replacing toilet components.
- Handle minor electrical work, including replacing light bulbs and ballasts, resetting breakers, and repairing or replacing faulty switches and outlets.
- Perform general carpentry and handyman tasks, including drywall patching, painting, door and lock repairs, and assembling furniture or fixtures.
- Monitor and maintain the operation of HVAC systems, including cleaning coils, changing filters, and ensuring thermostats are functioning correctly.
- Ensure all life safety systems, such as fire extinguishers, smoke detectors, and emergency lighting, are in good working order through regular checks.
- Maintain the cleanliness and safety of mechanical rooms, maintenance shops, and storage areas, ensuring they are organized and free of hazards.
- Address any exterior maintenance needs, such as clearing debris from walkways, ensuring proper exterior lighting, and addressing minor groundskeeping issues.
- Complete all assigned work orders in the Computerized Maintenance Management System (CMMS) with detailed notes on work performed and parts used.
- Operate and maintain a variety of power and hand tools in a safe and efficient manner, performing routine maintenance on the tools themselves.
- Assist with the setup and breakdown of rooms or areas for special events or meetings scheduled over the weekend.
- Perform cosmetic repairs and general upkeep tasks, such as touching up paint, replacing damaged ceiling tiles, and repairing flooring.
- Troubleshoot and perform minor repairs on production or operational equipment as needed to support weekend activities.
Secondary Functions
- Maintain an accurate inventory of maintenance supplies, spare parts, and tools, and submit purchase requests when stock is low.
- Diligently document all maintenance activities, repairs, and safety inspections in daily logs or a digital CMMS for compliance and historical tracking.
- Communicate effectively with on-site staff, security, and management to provide status updates on ongoing repairs and facility conditions.
- Conduct regular safety walkthroughs of the facility to identify and mitigate potential hazards, ensuring a safe environment for all occupants.
- Prepare a detailed shift-end report for the weekday maintenance team, highlighting completed work, outstanding issues, and any concerns for a smooth handover.
- Assist in escorting and monitoring third-party vendors or contractors performing specialized work on the premises during the weekend.
- Proactively recommend improvements to maintenance procedures, equipment, or facility infrastructure to enhance efficiency and safety.
- Respond to environmental and security system alarms, performing initial investigation and escalating to the appropriate personnel as per protocol.
Required Skills & Competencies
Hard Skills (Technical)
- Proficiency in basic plumbing for repairs on faucets, toilets, and drains.
- Knowledge of basic electrical systems for troubleshooting and repairing outlets, switches, and lighting fixtures.
- Experience with HVAC systems, including filter changes, coil cleaning, and thermostat management.
- General carpentry skills for drywall, painting, and door/hardware repairs.
- Safe and effective operation of a wide range of hand tools, power tools, and diagnostic equipment.
- Familiarity with Computerized Maintenance Management Systems (CMMS) for tracking work orders and inventory.
