Core Responsibilities

Primary Functions

  • Manage all facets of the new home sales cycle, professionally guiding homebuyers from initial discovery and needs analysis through to the final closing and post-move-in follow-up.
  • Proactively greet and engage all prospective homebuyers visiting the sales center and model homes, establishing a welcoming and professional atmosphere to begin the discovery process.
  • Conduct highly effective and persuasive sales presentations, expertly demonstrating the features, benefits, and quality of model homes, available home sites, and community amenities.
  • Cultivate and maintain an in-depth knowledge of the builder's specific product lines, construction processes, floor plans, available options, and included features to serve as a trusted expert for customers.
  • Master and compellingly articulate the company's unique value proposition and competitive advantages over other local builders and the resale market.
  • Generate and actively manage a robust sales pipeline by diligently and consistently following up with all leads from various sources, including website inquiries, phone calls, and walk-in traffic.
  • Utilize the company's Customer Relationship Management (CRM) system on a daily basis to meticulously track all customer interactions, manage prospect statuses, and generate accurate sales activity reports.
  • Skillfully overcome customer objections and navigate complex negotiations to successfully write, present, and execute legally binding purchase agreements.
  • Collaborate closely with preferred mortgage lenders to assist and guide homebuyers through the financing and pre-qualification process, ensuring a smooth and transparent financial journey.
  • Maintain a consistent and high-quality follow-up program with all prospective buyers, fostering long-term relationships that build trust and drive sales conversion.
  • Act as the primary liaison for the homebuyer post-contract, coordinating with construction, design, and closing departments to ensure a seamless, informed, and positive customer experience.
  • Actively prospect and cultivate strong professional relationships with the local Realtor community through targeted outreach, networking events, and consistent communication to generate broker-driven sales.
  • Achieve and consistently exceed established monthly and quarterly sales goals, traffic-to-sale conversion ratios, and other key performance indicators set by sales management.
  • Conduct comprehensive competitive market analyses by regularly visiting competitor communities to stay informed on pricing strategies, product offerings, promotions, and overall market trends.
  • Ensure the model homes and sales center are impeccably maintained, fully stocked, and "show-ready" at all times to create a powerful and positive brand impression.
  • Guide homebuyers through the lot selection, structural options, and exterior color selection processes to personalize their future home.
  • Participate in the buyer's pre-construction, pre-drywall, and final home orientation meetings alongside the construction management team.

Secondary Functions

  • Assist the corporate and local marketing teams in the planning and execution of on-site promotional events, Grand Openings, and Realtor-focused functions to drive community traffic and awareness.
  • Provide insightful feedback to sales and division leadership on customer preferences, market reception to product, and potential adjustments to pricing or sales strategy.
  • Manage and maintain an adequate supply of all sales and marketing collateral, including brochures, price lists, community information packets, and promotional materials.
  • Prepare and submit timely and accurate sales reports, traffic analyses, and contract paperwork in accordance with company policy and deadlines.
  • Proactively participate in regular sales meetings, company-wide training sessions, and professional development opportunities to continuously enhance product knowledge and sales skills.

Required Skills & Competencies

Hard Skills (Technical)

  • State Real Estate License: Must possess an active license in the state of operation or have the ability to obtain one within a specified timeframe.
  • CRM Proficiency: Demonstrated experience using sales CRM software (e.g., Salesforce, Lasso, MarkSystems) for lead management and reporting.
  • New Construction Knowledge: A solid understanding of new home construction processes, terminology, and the ability to read and explain basic floor plans.
