Core Responsibilities
Primary Functions
- Actively manage the complete sales cycle from initial prospect inquiry and greeting through to contract execution, financing coordination, construction process, and successful closing.
- Greet all prospective customers, tour them through the model homes and community, and create an engaging, informative, and personalized discovery experience.
- Conduct in-depth needs analysis with potential buyers to fully understand their lifestyle, family needs, and financial qualifications to effectively match them with the right floor plan and homesite.
- Articulate the builder's unique value proposition, highlighting specific construction techniques, energy efficiency features, design quality, and community amenities.
- Master and maintain a deep knowledge of the community's product lines, floor plans, available options, and pricing structures to answer all customer questions with confidence.
- Proactively generate leads through realtor outreach, corporate presentations, community events, and by cultivating referrals from existing homeowners.
- Diligently manage a pipeline of prospective buyers using the company’s Customer Relationship Management (CRM) system, ensuring consistent and strategic follow-up with all leads.
- Prepare and present purchase agreements, review all legal documentation with the homebuyer, and skillfully negotiate terms to reach a mutually beneficial agreement.
- Guide homebuyers through the mortgage pre-qualification and formal application process, working closely with preferred lenders to ensure a smooth financing experience.
- Serve as the primary liaison between the homebuyer, the construction team, and the design center throughout the building process, providing regular updates and managing expectations.
- Conduct pre-construction, pre-drywall, and final homeowner orientation walks, ensuring the home meets the company's quality standards and the buyer's expectations.
- Resolve customer concerns and issues with a sense of urgency and professionalism, coordinating with other departments to find effective solutions.
- Develop and maintain strong relationships with the local real estate agent community, presenting your community and inventory to drive broker-co-op sales.
- Assist customers with their design and options selections, providing guidance that aligns with their budget and personal style while maximizing the home's value.
- Consistently achieve and exceed established monthly and quarterly sales quotas and traffic conversion goals.
- Maintain a competitive market analysis by regularly visiting and evaluating competitor communities, products, and pricing strategies to maintain a competitive edge.
