Core Responsibilities

Primary Functions

  • Perform complete installations of residential and commercial overhead and sectional doors, including tracks, rollers, hinges, bottom seals, and thresholds to manufacturer specifications and local code.
  • Install, program, and test automatic door operators and access devices (chain, belt, screw drive, jackshaft, and direct drive types) including remotes, keypads, and sensors.
  • Diagnose and repair mechanical and electrical faults in door systems, motors, drives, control panels, push-buttons, and safety interlocks using hand tools, multimeters, and diagnostic equipment.
  • Replace, adjust and balance torsion springs, extension springs, drums, cables, rollers and bearings safely and efficiently following industry best practices and manufacturer procedures.
  • Service and repair rolling steel, coiling and high-speed doors, including replacement of slats, guides, and bottom bars, as well as troubleshooting of counterbalance systems.
  • Perform preventive maintenance inspections and tune-ups for commercial and residential clients: lubricate moving parts, adjust tension, replace worn components and deliver maintenance reports.
  • Read and interpret blueprints, field measurements, manufacturer installation manuals and shop drawings to prepare and execute installations and repairs.
  • Fabricate and adjust metal components and brackets on-site (cutting, drilling, welding as required) to ensure accurate fit and safe operation.
  • Troubleshoot and repair electrical wiring, limit switches, motor starters, relays, and circuit boards associated with door operators; coordinate with electricians when required.
  • Conduct load testing and safety checks (photo-eyes, reversing mechanisms, force settings) to ensure compliance with ANSI and OSHA safety standards.
  • Complete accurate service reports, work orders, repair summaries, and parts requisitions in the company’s CRM or dispatch system before leaving each job.
  • Provide clear, professional customer communication on-site: explain needed repairs, provide written estimates, answer technical questions and obtain customer sign-off.
  • Maintain inventory of commonly used parts in service vehicle; track parts usage, replenish stock and request specialty parts through parts department.
  • Respond to emergency service calls (on-call rotation) for door failures at critical facilities and perform timely repairs to restore access and security.
  • Comply with company safety programs including lockout/tagout, fall protection, confined space awareness, PPE use, and safe rigging/lifting practices.
  • Mentor and train junior technicians and apprentices in safe spring handling, operator programming, and installation techniques; provide constructive feedback.
  • Coordinate with project managers and other trades (electrical, HVAC, general contractor) to ensure deliveries, site access and timelines for larger installations.
  • Accurately estimate labor hours and materials for service quotes and installation proposals; escalate complex or commercial bids to estimator or sales manager.
  • Operate company vehicles, lifts, and powered equipment safely; perform basic vehicle checks and report any vehicle maintenance needs.
  • Maintain professional appearance and customer-first attitude while representing the company on residential and commercial job sites.
  • Identify opportunities for upsell (safety sensors, keypad upgrades, insulation, heavy-duty springs or maintenance plans) and communicate them to dispatcher or sales team.
  • Follow warranty procedures and manufacturer guidelines when performing repairs to preserve warranty coverage and document actions taken.

Secondary Functions

  • Participate in scheduled safety meetings, continuing education training, and manufacturer certification courses to stay current with new products and standards.
  • Assist warehouse staff with receiving, staging and checking inventory for large commercial projects when needed.
