Core Responsibilities
Primary Functions
- Develop complex financial models using Excel and Argus Enterprise to analyze the performance of potential real estate acquisitions, developments, and dispositions.
- Perform comprehensive discounted cash flow (DCF), Net Present Value (NPV), and Internal Rate of Return (IRR) analyses to evaluate investment returns, capital structures, and associated risks.
- Conduct thorough due diligence on potential property acquisitions, including the meticulous review of leases, financial statements, third-party reports (environmental, engineering), and legal documentation.
- Prepare and present comprehensive investment memoranda, presentations, and detailed reports for senior management and investment committees, clearly articulating financial projections and risk assessments.
- Analyze and abstract complex commercial lease agreements to ensure data accuracy in property management and financial systems, tracking critical dates and clauses.
- Monitor, analyze, and report on the financial and operational performance of an assigned portfolio of properties against budget, pro-forma projections, and market benchmarks.
- Create and maintain detailed asset-level and portfolio-level budgets, forecasts, and variance reports in collaboration with asset and property management teams.
- Utilize market data platforms like CoStar, Reis, and Real Capital Analytics (RCA) to conduct in-depth market and submarket research on economic indicators, demographic trends, and supply/demand dynamics.
- Track and interpret key real estate market data, including vacancy rates, rental growth, absorption trends, and new construction pipelines to inform underwriting assumptions.
- Support the asset management team with strategic hold/sell analyses, refinancing evaluations, and financial modeling for capital expenditure projects.
- Assist in the preparation of annual business plans and strategic portfolio reviews, providing data-driven recommendations for value enhancement.
- Develop property valuations using various methodologies, including income capitalization, direct sales comparison, and replacement cost approaches.
- Analyze tenant creditworthiness and financial health to assess leasing risk and its impact on asset stability.
- Support the underwriting process for new debt financing and the refinancing of existing assets by preparing lender packages and analyzing term sheets.
- Review and scrutinize property operating statements to identify opportunities for revenue enhancement and expense reduction.
- Develop detailed competitor analyses to benchmark asset performance and identify strategic opportunities or threats within the market.
- Participate in site inspections and market tours to gain firsthand knowledge of properties, submarkets, and competitive assets.
