Core Responsibilities

Primary Functions

  • Spearhead the development and continuous refinement of the company’s long-term real estate and property strategy to align with overarching business goals and market dynamics.
  • Assume full accountability for the financial performance of the property portfolio, including P&L management, budgeting, forecasting, and reporting to the executive board.
  • Direct all aspects of property transactions, including site selection, due diligence, negotiation, acquisition, leasing, and disposition of commercial and/or residential assets.
  • Lead and oversee large-scale capital improvement projects, new developments, and major refurbishments from conception through to completion, ensuring they are delivered on time and within budget.
  • Establish and manage a comprehensive facilities management program to ensure all properties are maintained to the highest standards of safety, functionality, and aesthetic appeal.
  • Develop and implement robust risk management protocols and ensure absolute compliance with all local, state, and federal regulations, including zoning, environmental laws, and health and safety standards.
  • Champion and integrate Environmental, Social, and Governance (ESG) principles and sustainability initiatives across the entire property portfolio to reduce environmental impact and enhance corporate responsibility.
  • Provide inspirational leadership, mentorship, and professional development for a diverse team of property managers, facilities staff, project managers, and administrative personnel.
  • Negotiate and manage complex, high-value contracts and lease agreements with tenants, landlords, vendors, contractors, and professional service providers.
  • Cultivate and maintain strong, collaborative relationships with a wide range of internal and external stakeholders, including senior executives, investors, brokers, legal counsel, and government authorities.
  • Drive the strategic asset management plan for each property, identifying opportunities for value creation, revenue enhancement, and operational cost savings.
  • Conduct in-depth market analysis and feasibility studies to inform strategic decisions on portfolio growth, diversification, and market positioning.
  • Oversee the implementation and optimization of property management software (PMS) and other technologies to improve data accuracy, reporting, and operational efficiency.
  • Prepare and present compelling business cases, detailed reports, and strategic recommendations on property matters to the C-suite and Board of Directors.
  • Manage the organization's space planning and allocation strategy to ensure the efficient use of all facilities and to accommodate future business growth.
  • Direct the property insurance program, ensuring adequate coverage is in place and effectively managing any claims that may arise.
  • Act as the ultimate point of escalation for resolving complex tenant issues, operational challenges, and property-related emergencies.
  • Oversee the procurement and performance management of third-party service providers, ensuring they meet contractual obligations and quality standards.
  • Develop key performance indicators (KPIs) to monitor and evaluate the performance of the portfolio, individual assets, and the property team.
  • Stay at the forefront of industry trends, technological advancements, and best practices in real estate management to drive continuous improvement and innovation.
  • Lead the property-related aspects of mergers and acquisitions, including the integration of newly acquired real estate assets into the existing portfolio.

Education & Experience

Educational Background

Minimum Education:

  • Bachelor’s Degree from an accredited university or college.
