Core Responsibilities

Primary Functions

  • Financial Management & Budgeting: Develop and manage annual property budgets, including forecasting income and operational expenses, and ensure adherence to financial goals.

  • Vendor & Contractor Management: Solicit bids, negotiate contracts, and manage relationships with third-party vendors, such as landscaping, security, cleaning, and repair services, to ensure cost-effectiveness and quality.
  • Property Inspections: Conduct regular and thorough inspections of the property grounds, buildings, and individual units to identify maintenance needs, ensure lease compliance, and uphold safety standards.
  • Financial Reporting: Prepare detailed monthly, quarterly, and annual financial reports for property owners, including variance analysis, income statements, and occupancy reports.
  • Staff Supervision & Development: Recruit, train, and supervise on-site staff, such as assistant managers, leasing agents, and maintenance technicians, fostering a collaborative and high-performance team.
  • Marketing & Leasing Strategy: Develop and execute marketing plans to attract prospective tenants for vacant units, utilizing online listings, social media, and local outreach to maintain high occupancy rates.
