Core Responsibilities
Primary Functions
- Oversee all phases of the renovation project lifecycle, from initial client consultation and scope definition through to final walkthrough and successful project closeout.
- Develop and manage comprehensive project budgets, including detailed cost estimation, material take-offs, labor allocation, and contingency planning to ensure profitability.
- Create, maintain, and rigorously manage detailed project schedules and timelines using project management software to ensure on-time delivery and coordinate trade partner sequencing.
- Serve as the primary point of contact and trusted advisor for clients, providing regular, transparent updates on project progress, budget status, and decision points.
- Source, vet, and manage a robust network of high-quality subcontractors (plumbers, electricians, HVAC, etc.), ensuring they meet performance, safety, and quality standards.
- Proactively identify, troubleshoot, and resolve on-site issues, design conflicts, and unforeseen challenges to minimize delays and cost overruns.
- Conduct frequent on-site inspections and implement rigorous quality control checks to guarantee all workmanship meets or exceeds industry best practices and company standards.
- Ensure all construction and renovation activities strictly adhere to local, state, and federal building codes, safety regulations (OSHA), and all permit requirements.
- Lead, motivate, and direct on-site crews and trade partners, fostering a positive, collaborative, and safety-conscious work environment.
- Thoroughly review and interpret architectural drawings, blueprints, and engineering specifications to guide construction activities accurately and prevent errors.
- Manage the end-to-end procurement process for all construction materials, supplies, and equipment, optimizing for cost, quality, and timely delivery to the job site.
- Negotiate contracts, terms, and pricing with clients, suppliers, and subcontractors to secure favorable agreements and protect project margins.
- Prepare, present, and manage change orders with clients when project scope modifications are requested or required, ensuring clear documentation and formal approval before proceeding.
Secondary Functions
- Maintain meticulous project documentation, including daily logs, progress photos, RFIs, submittals, contracts, invoices, and lien waivers.
- Implement and enforce stringent on-site safety protocols and programs, conducting regular safety meetings to prevent accidents and ensure a safe job site for all personnel.
- Coordinate all necessary inspections with local building officials and third-party agencies to secure approvals and ultimately the Certificate of Occupancy.

- Execute all post-project closeout procedures, including the creation and completion of the final punch list, delivery of warranty information, and securing client satisfaction.
