Core Responsibilities
Primary Functions
- Proactively manage and respond to all incoming leads from various channels, including phone calls, emails, and online listing platforms, with a sense of urgency and professionalism.
- Greet prospective residents warmly, build rapport, and conduct thorough needs-analysis interviews to understand their specific housing requirements.
- Conduct compelling and personalized tours of the community, model apartments, and available units, expertly highlighting property features, amenities, and lifestyle benefits.
- Diligently follow up with all prospective residents via phone, text, and email to answer questions, overcome objections, and guide them toward a leasing decision.
- Process rental applications efficiently and accurately, including conducting credit, criminal background, and rental history checks in compliance with all company policies.
- Prepare and execute all lease agreements and associated addenda, meticulously explaining all clauses, community policies, and financial obligations to new residents.
- Secure all required deposits, fees, and initial rent payments prior to move-in, ensuring all financial transactions are accurately recorded.
- Maintain meticulous records of all prospect traffic, leasing activity, and conversations within the property management software (e.g., Yardi, RealPage).
- Actively participate in marketing the property by creating engaging content for social media, updating online listings, and distributing marketing collateral.
- Routinely inspect the property's tour route, model units, and vacant "market-ready" apartments to ensure they are pristine, presentable, and in excellent condition.
- Develop and nurture relationships with local businesses, corporate relocation services, and real estate brokers to generate a pipeline of qualified referrals.
- Serve as a knowledgeable point of contact for current residents, addressing their questions and concerns with empathy and efficiency to foster resident retention.
- Coordinate and assist with the resident move-in process, including key hand-offs, welcome packet distribution, and new resident orientations.
- Continuously monitor local market trends, conduct competitor analysis (shop competing properties), and provide feedback to management on pricing and concession strategies.
- Strive to meet or exceed individual and team-based weekly and monthly leasing goals, closing ratios, and occupancy targets.
- Ensure all leasing activities are conducted in strict accordance with Fair Housing laws and other applicable local, state, and federal regulations.
- Walk the property grounds daily to assess curb appeal and report any maintenance or landscaping issues to the appropriate team members.
- Manage and update the property’s online reputation by monitoring review sites and responding to feedback in a professional manner.
- Assist in the planning, promotion, and execution of community-sponsored resident events to enhance the resident experience and build a sense of community.
- Perform various administrative duties such as filing lease paperwork, preparing reports on leasing traffic, and maintaining resident files.
