Core Responsibilities

Primary Functions

  • Actively market and showcase available properties to prospective tenants through various channels, including online listings, social media, and direct outreach.
  • Conduct comprehensive and professional property viewings, effectively highlighting features and benefits to attract qualified applicants.
  • Manage the entire tenant application process, from collecting necessary documentation to conducting thorough background, credit, and reference checks in line with company policy.

  • Facilitate a smooth and welcoming tenant move-in process, including key handover, detailed ingoing condition reports, and a thorough orientation to the property and its rules.
  • Serve as the primary point of contact for all tenant communications, addressing inquiries, concerns, and maintenance requests in a timely, empathetic, and professional manner.
  • Proactively manage and negotiate lease renewals, analyzing market conditions and tenant history to maximize tenant retention and minimize vacancies.
  • Conduct routine property inspections (entry, exit, and periodic) to document property condition, ensure lease compliance, and identify any required repairs or potential issues.
  • Coordinate and schedule maintenance and repairs with a network of approved vendors and contractors, ensuring work is completed to a high standard with minimal disruption.
  • Diligently oversee the rent collection process, including tracking payments, issuing receipts, and maintaining an accurate rent ledger for the portfolio.
  • Implement and manage a structured process for handling rental arrears, including sending reminders, negotiating payment plans, and initiating formal proceedings when necessary.
  • Ensure all property management activities are conducted in strict compliance with local, state, and federal landlord-tenant laws and fair housing regulations.
  • Maintain meticulous and organized digital and physical records for all properties, tenants, legal notices, and lease agreements.
