Core Responsibilities

Primary Functions

  • Conduct comprehensive, multi-faceted research on prospective tenants, including deep dives into their financial stability, corporate structure, business operations, and historical real estate activity.
  • Utilize a wide array of proprietary and third-party databases (e.g., CoStar, LoopNet, Placer.ai, REIS) to systematically identify and qualify potential tenants for specific properties and submarkets.
  • Develop and diligently maintain a robust, active database of tenants in the market, meticulously tracking lease expirations, space requirements, key decision-makers, and broker contacts.
  • Prepare highly detailed and insightful tenant profiles and company overviews that equip brokerage teams with the necessary intelligence for effective business development and outreach.
  • Analyze and interpret local, regional, and national economic trends, translating their impact on the real estate market to identify emerging leasing opportunities and potential risks.
  • Proactively track and generate reports on key market indicators, including vacancy and availability rates, net absorption, rental rate trends, and the new construction pipeline.
  • Strategically create and manage targeted lists of prospective tenants for specific leasing assignments, aligning prospects with property characteristics and landlord objectives.
  • Generate comprehensive market surveys and building-by-building competitive analyses to strategically position our clients' properties in the marketplace.
  • Collaborate closely with senior brokers and leasing teams to develop data-driven outreach campaigns and provide the foundational research for high-impact client pitches and proposals.
  • Continuously monitor a wide range of sources, including real estate news, industry publications, and public financial filings, to stay ahead of company announcements, mergers, acquisitions, and relocations.
  • Provide critical research support for the creation of Request for Proposals (RFPs) and client presentations, ensuring all data is accurate, relevant, and compelling.
  • Employ GIS software and other mapping tools to visually represent prospective tenants, competitors, and market data within specific geographic trade areas.
  • Assume ownership for the verification and ongoing maintenance of property and tenant data within the company's internal CRM and database systems, ensuring data integrity.
  • Produce customized, professional-grade research reports, heat maps, and data visualizations to clearly communicate complex market dynamics to clients and internal teams.
  • Support the property underwriting process by providing thoroughly researched, market-based assumptions for rental rates, vacancy projections, and other critical financial metrics.
  • Actively participate in team strategy meetings, confidently presenting research findings and providing strategic input on leasing, marketing, and business development initiatives.
  • Track real-time deal flow, tenant movements, and competitor activity across the market to provide live intelligence to the brokerage team.
  • Develop a specialized, deep understanding of specific property types (e.g., office, industrial, retail, life sciences) and the unique real estate needs of tenants within those sectors.
  • Perform detailed site selection analysis on behalf of tenants, evaluating critical factors such as demographics, labor pools, accessibility, and local amenities.
  • Respond with urgency and precision to a high volume of ad-hoc research requests from brokers and clients, delivering accurate information under demanding deadlines.
  • Curate and maintain an organized digital library of all research materials, market reports, and critical data to serve as a central resource for the entire team.

Secondary Functions

  • Support ad-hoc data requests and exploratory data analysis to uncover new trends or opportunities.
  • Contribute to the organization's broader data strategy and the continuous improvement of research tools and processes.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced proficiency in commercial real estate databases, particularly CoStar, LoopNet, and/or REIS.
  • Superior Microsoft Excel capabilities, including pivot tables, VLOOKUP, complex formulas, and basic financial modeling.
  • Experience working with CRM software such as Salesforce, Dealio, Apto, or a similar industry platform.
  • Strong data mining, data collection, and database management techniques.
  • Familiarity with business intelligence and data visualization tools like Tableau or Power BI is a significant plus.
  • Knowledge of GIS mapping software, such as ArcGIS or Google Earth Pro, for spatial analysis.
